BlackBook Investments is a property investment broker. We buy and sell off-market — direct between vendors and investors, with the numbers checked in between.
Why we exist
Finding a genuine deal is hard. Too many layers sit between vendors and investors, each adding cost without adding value. We removed the layers: vendors get a quiet, straightforward sale; investors get stock that has been sourced, analysed and vetted before it reaches them.
Every property we present has been through the same desk: rents checked against the rent roll, comparable sales pulled, planning confirmed with the council. When a deal doesn’t hold up, it doesn’t get listed — investors only ever see the ones that do.
We work with first-time landlords through to funds buying whole blocks and portfolios, across the UK. The aim is always the same: be the first call the next time they buy or sell.

What gets checked
before you see a deal
- Rents verified against the rent roll
- Comparable sales pulled from the Land Registry
- Planning status confirmed with the council
- Asking price benchmarked against local sold prices
- HMO licensing and Article 4 status checked
- Tenure, title and lease terms reviewed
- Income leases read, on managed and supported stock
- Seller claims tested against the data, never repeated
The result is a short fact sheet per deal — asking price, current income, potential income and gross yields — with the evidence behind it available on request.
